I started Live Oak in 2020 with a straightforward idea: do exterior cleaning the way it should be done, not the way that lets you fit in the most jobs per day.

I’m on every job. Not managing from an office while a crew handles it — actually there, making the calls about what each surface needs, adjusting dwell time based on conditions, and walking the property at the end to make sure it’s right.

We serve homeowners across the Austin Hill Country — Dripping Springs, Lakeway, Bee Cave, Westlake Hills, and surrounding areas — where limestone facades, tile roofs, and live oak canopy create conditions that punish operators who don’t pay attention.

Why Live Oak Exists

Before Live Oak, I watched how most exterior cleaning companies operated. Stack the schedule, rush the jobs, let dwell time slide, move on. It produces results that look fine on the day and return to the same condition in 60 days. Customers don’t always connect the two, so the cycle continues.

That approach works at scale if you’re running a volume business. But I’m not interested in volume. I’m interested in doing the work correctly — which means using the right method for each surface, giving cleaning solutions the time they need to work, and treating every home like the significant investment it is.

Live Oak is built around that. We don’t stack jobs. We don’t rush. We don’t send a crew without me. That’s not a marketing line — it’s a business decision that determines how we take on work and how we price it.

The Philosophy

Different surfaces need different methods. Limestone, stucco, tile roofs, vinyl siding, concrete driveways — each one has a correct approach and a wrong one. Getting it wrong causes real damage: etched stone, delaminated stucco, voided roof warranties, moisture intrusion behind walls.

We assess every surface before we touch it. We pre-wet landscaping before applying any chemicals. We let soft wash solutions dwell long enough to actually kill organic growth at the root — not just rinse it off the surface. And we walk the property at the end before we pack up.

That’s the standard we hold every job to. Not because it’s in a checklist — because I’m there.

What We Do Differently

Owner on every single job
I’m not dispatching crews and checking in by phone. I’m there. Every technique decision, every surface assessment, and every final walkthrough goes through the person whose name is on the business. That accountability changes the quality of the work.
No rushing, no stacking
We don’t book three or four jobs in a day. Soft wash solutions need dwell time — typically 10 to 20 minutes depending on the surface and conditions — to kill organic growth at the root. A company running a stacked schedule is rinsing too soon. Our results last longer because we give the chemistry time to work.
Surface-specific methods on every property
Limestone, stucco, tile, asphalt shingle, vinyl, painted wood, concrete — each one gets the method it requires. High pressure on limestone causes permanent weathering. Low pressure on concrete barely cleans it. We use both, applied correctly, adjusted for each surface on your property.
Plant protection is non-negotiable
Every job starts with pre-wetting all landscaping in the work area. Soft wash chemicals are applied in controlled concentrations with attention to runoff. Everything gets thoroughly rinsed when we’re done. Protecting your property — including your yard — comes before the cleaning, not after.
Full exterior in one visit
Our packages cover the whole exterior in a single coordinated visit — roofs, driveways, siding, windows, gutters, and optional add-ons like solar panels and sports courts. One crew, one setup, cohesive results. No coordinating multiple contractors or living with mismatched clean zones.
Fully insured, satisfaction guaranteed
We carry comprehensive liability insurance and stand behind every job. If something gets damaged, we fix it. If you’re not satisfied with the results, you don’t pay. That’s unconditional. We can provide a certificate of insurance naming you as an additional insured before we start.

Hill Country Expertise

The Austin Hill Country has a specific set of exterior cleaning challenges that operators without local experience routinely get wrong.

The live oak and cedar canopy keeps surfaces shaded and damp longer than sun-exposed properties, which accelerates Gloeocapsa magma algae growth on roofs and mold on north-facing walls. Lakeway, Westlake Hills, and Bee Cave homes commonly feature limestone facades and stucco exteriors that fail permanently under high-pressure cleaning. Much of our service area sits within or adjacent to the Edwards Aquifer recharge zone, which means how we handle chemicals and runoff matters beyond just property protection.
