Soft washing - fully insured - serving Austin since 2020

Flat roof cleaning in Austin, TX

The green on a flat roof is in the damp, shaded sections, not across the whole surface. We clean those with a soft wash: low pressure, the right solution, a clean rinse.

Who cleans flat roofs in Austin?

Live Oak Exterior Cleaning cleans flat and low-slope roofs across Austin and Central Texas, including the white membrane roofs on modern homes. The method is a soft wash: low pressure, the correct cleaning solution for the surface, and a clean rinse. The pressure stays far below the ceiling the membrane manufacturers publish, which is what keeps the work off the seams.

Algae grows where the water sits

A flat roof does not shed water the way a pitched one does. Rain leaves it slowly, a wall or a parapet shades part of it for most of the day, and anywhere those two things overlap stays damp long enough for algae to take hold. Austin's humidity does the rest.

Which is why the green is almost never everywhere. It shows up along a wall, in a low spot, or on the side a tree shades, and the rest of the roof looks fine. That is the part worth cleaning, and it is the part we quote.

A residential deck, before and after

A white TPO roof deck with a spreading patch of green algae along the base of the wall, brown staining running off to the right and the round fastener plates showing through the membrane
The same white TPO roof deck after cleaning, the membrane wet and uniformly white with the welded seams and fastener plates visible and no green growth left along the wall

The green had taken the damp strip along the wall and left the rest of the membrane alone, which is the usual pattern. The after is shot from further back and wider, so this is the same roof deck rather than the same frame. The membrane is still wet in it.

How a flat roof wash runs

  1. 01

    Look at the roof first

We work out where the growth actually is and why that part of the roof stays wet, because a low spot that holds water after every rain is going to go green again whatever we do today.

  2. 02

    Protect what is below

Landscaping under the work area is watered down before anything is applied. Pre-wetting is what stops the solution concentrating on a plant, and it happens on every job rather than on request.

  3. 03

    Apply at low pressure

The cleaning solution goes on at low pressure and is given time to work. The chemistry kills the growth at the root. The water is there to carry it off, not to remove it.

  4. 04

    Rinse clean

A gentle rinse takes the dead growth away without putting force on the seams, the fastener plates or the flashings around the drains and pipes.

Live Oak Exterior Cleaning cleans flat and low-slope roofs across Austin and Central Texas, including the white membrane roofs on modern homes. The method is a soft wash: low pressure, the correct cleaning solution for the surface, and a clean rinse. Why is my flat roof going green?

Because something on it is staying wet. Algae needs moisture and shade, and a flat roof gives it both wherever water sits after rain, wherever a wall or a parapet throws shade for most of the day, and anywhere the drainage is slow. Austin's humidity does the rest. It usually shows up first along a wall or in a low spot rather than across the whole roof.

Does the whole roof need cleaning?

Usually not. On most flat roofs the growth is in the damp and shaded sections rather than everywhere, so the honest answer is that we clean the areas that have gone green and leave the rest alone. We would rather look at the roof and tell you what it actually needs than sell you the whole surface because it is easier to quote.

How do you clean a flat roof?

With a soft wash, the same way we clean a shingle roof. Low pressure, the correct cleaning solution for the surface, and a clean rinse. The chemistry kills the growth at the root and the water only carries it away. Blasting it off with pressure removes what you can see and leaves what grows back, which is why the growth returns within a season when a roof is cleaned that way.

Will cleaning damage the roof membrane?

Not at the pressures a soft wash uses. The risk on a flat roof is pressure, not water: the seams, the fastener plates and the flashings around a drain or a pipe are what keep the roof watertight, and a hard stream aimed at one of them is what starts a leak. Carlisle, one of the larger membrane manufacturers, publishes a ceiling of 2,000 psi for cleaning its membrane. A soft wash sits far below that.

What about the plants under the roofline?

Everything below the work area is watered down before any solution is applied, and rinsed afterward. Pre-wetting is what keeps the solution from concentrating on a plant, and it is standard on every job we take rather than something we do on request.

What kind of flat roof do I have?

On a house built in the last twenty years with a flat or low-slope section, it is most often TPO, thermoplastic polyolefin, which is the white single-ply membrane you can see seams and round fastener plates in. Modified bitumen and standing seam metal are the other two we see. We clean all three, matched to the material rather than cleaned the same way.
