Who does window cleaning in Austin?
Live Oak Exterior Cleaning cleans residential and commercial glass across Austin, Dripping Springs and the Hill Country. Exterior glass is cleaned with water-fed poles and deionized water for a spot-free dry, interior is cleaned traditionally around your furniture and your hours, and screens, tracks and frames are part of the work rather than extras. Fully insured.
Three ways to book it
Most people start with exterior only and add the inside when they are having people over or selling. All three are quoted on your window count.
-
Exterior only
Outside of every window, frames cleaned, screens rinsed. No access to the house needed, so nobody has to be home. The usual maintenance choice.
-
Interior only
Inside of every window, screens removed, cleaned and properly reinstalled. For when the outside was done recently and the inside was not.
-
Inside and out
Both sides, screens out and cleaned, tracks and sills detailed. The only version where the glass genuinely disappears.
Method
Why the exterior glass gets pure water
Deionized water has had its minerals stripped out, which is what lets it dry completely clear. No squeegee marks, no residue, nothing to towel off, and no spotting as it dries.
Fed through a telescoping pole it reaches several stories from the ground, so most of a two-story house gets cleaned without a ladder leaning against the siding. Safer, and it does not leave the ladder marks and trampled beds that ladder work does.
What it costs
Quoted on your window count, not off a price list
Fifteen ground-floor windows cleaned outside only and a fifty-window two-story house done inside and out are different jobs by an order of magnitude, and no published rate covers both honestly. So we count the windows, look at the access, and quote the property.
Hard water stain removal is quoted separately, because how much of it comes off depends on whether the mineral is sitting on the glass or has etched into it, and that is something to look at rather than assume.
The parts people forget to ask about
-
Screens
Removed, cleaned and reinstalled properly. Included rather than an upsell, because clean glass behind a grey screen still reads as dirty.
-
Tracks and sills
The channel the window sits in collects grit and dead insects. It is the detail that makes the difference between cleaned and finished.
-
Hard water
Sprinkler overspray is the usual culprit in Austin. We will tell you honestly whether it is a deposit we can lift or etching that is permanent.
How often Austin glass actually needs doing
Two to four times a year suits most Austin homes, and the reason is local rather than general. Sprinkler overspray puts hard water on the glass, cedar and oak pollen arrives in volume every spring, and a house on a busy road collects road film that a house on a cul-de-sac does not.
The clip is the short version of the answer. The longer one, including what makes a property want the shorter interval, is in the questions below.
Exterior Window Cleaning - How Often? Live Oak did an excellent job power washing our fence and cleaning our windows. Our house is 20 years old and it looks brand new now. I highly recommend this company. They were professional, adequately priced and did a great job! Thank you!

Common questions about window cleaning
How much does window cleaning cost in Austin?
Every property prices differently, so we quote rather than publish a rate. What moves it is the number of panes, the number of stories, how reachable the glass is, and whether you want the inside included. We count the windows rather than estimating from a photograph, so the number you get is the number you pay.
Do you clean inside and outside of windows?
Both, or either. Exterior-only needs no access to the house and is the usual choice for maintenance between deeper cleans. Interior takes longer because screens come out and furniture gets worked around, and it is what makes the difference on glass you actually sit and look through.
How often should I have my windows cleaned in Austin?
Two to four times a year suits most Austin homes. Properties near busy roads, under heavy pollen, or with sprinklers that reach the glass want the shorter end of that, because hard water spotting gets harder to remove the longer it sits.
Can you remove hard water stains from windows?
Usually, and not always, and the difference matters. Austin's hard water leaves mineral deposits, most often from sprinkler overspray. Fresh deposits come off with the right solution. Once the mineral has etched into the glass itself the damage is physical rather than a deposit, and no cleaning removes it. We will tell you which one you have rather than charging you to find out.
Do you clean window screens?
Yes, and they are part of the job rather than an add-on. Screens come out, get cleaned, and go back in. A clean window behind a dirty screen still looks like a dirty window.
Will you clean second-story windows?
Yes. Most upper-floor exterior glass is reached from the ground with a water-fed pole, which is safer than putting a ladder against the house and leaves no spotting. Genuinely difficult access is scoped during the walkthrough rather than surprising either of us on the day.
How long does window cleaning take?
A single-story home is usually one to two hours for exterior only, or two to three hours inside and out. Two-story homes typically run two to four hours depending on the window count and access.
