The main factors are total deck square footage, number of levels, level of oil and stain buildup, access and traffic constraints, and whether it’s a one-time clean or a recurring program. A single-level surface clean and a full multi-level structural wash are very different jobs. We walk the structure or review plans, then provide a written proposal. Recurring maintenance contracts are typically priced lower per visit than one-time cleans.

Can you clean a parking garage without closing it?

Yes. Most structures are cleaned in phases so the garage stays partially operational throughout. We section off one area or level at a time, clean it, and move on, coordinating with property management or the GC on traffic flow and timing. For structures that can’t accommodate daytime disruption, we schedule after-hours or overnight work. The goal is to clean the deck without shutting down the parking the building depends on.

Is pressure washing safe for a parking garage deck?

It depends on the method and pressure. Structured decks are engineered concrete with joint sealants, expansion joints, and often traffic-bearing membrane coatings. Excessive pressure damages the sealants and coatings the structure relies on for water resistance and durability. We clean decks at pressures and with techniques matched to the surface and its coatings, using surface cleaners for even results rather than a wand that streaks and concentrates too much pressure in one spot.

What about wash water and runoff from garage cleaning?

Deck runoff contains oil, grease, and vehicle fluids, which can’t be flushed into a storm drain. Responsible garage cleaning includes managing wash water appropriately for the site — containment and proper handling consistent with the environmental standards across Austin and Central Texas, which matters especially near the Edwards Aquifer recharge zone. Ask any contractor how they handle wash water before hiring them; uncontrolled runoff can become a compliance problem for the property owner.
