A structured parking deck is one of the more demanding commercial cleaning environments — multiple levels, active vehicle traffic, and strict expectations around wash water. Here’s how we handled it, subcontracted by Novo Construction on the general contractor’s schedule.
The short version
Live Oak was subcontracted by Novo Construction to clean a 6-story structured parking garage at 4655 Mueller Blvd in Austin. The job required phased cleaning across multiple deck levels, methods safe for structured concrete, and wash water management appropriate to the site — all delivered on the general contractor’s timeline without holding up the broader project.
The Project
The Mueller district is one of Austin’s most active mixed-use developments — a former airport site redeveloped into residential, retail, and commercial space. Structured parking is central to how the district functions, and a 6-story garage at 4655 Mueller Blvd needed exterior and deck cleaning as part of a broader construction scope managed by Novo Construction.
Novo Construction brought Live Oak on as the exterior cleaning subcontractor. For a general contractor, the value of a specialist sub on this kind of work is straightforward: the cleaning gets done correctly, on schedule, and without creating problems the GC has to manage — damage to the structure, environmental issues from runoff, or delays that hold up the punch list.
Why a Parking Garage Is Harder Than It Looks
From the outside, cleaning a garage might look like a straightforward pressure washing job. It isn’t. A structured parking deck brings together several constraints that most exterior surfaces don’t.
Multiple levels, active site
Six stories means phased work — you can’t close the entire structure at once. Cleaning has to move level by level around ongoing site activity and access needs.
Wash water containment
Parking deck runoff carries oil, grease, and vehicle fluids. On a Mueller-area site, that runoff can’t simply flow to a storm drain — it has to be managed responsibly, especially given Central Texas water quality standards.
Structured concrete is not a driveway
Parking decks are engineered post-tensioned concrete with joint sealants, expansion joints, and traffic coatings. The wrong pressure or technique damages sealants and coatings the structure depends on.
The GC’s schedule governs
On a construction project, the cleaning sub doesn’t set the timeline — the GC does. The work has to fit into the broader sequence without becoming the reason the schedule slips.

The Outcome
The garage was cleaned across all six levels on the general contractor’s timeline, with deck-safe methods and responsible wash water handling throughout.
